They decide to finance a portion. Fine you already signed a contract. Now they want us to make the needed repairs at the same price by the closing date in two weeks. I told the realtor I didn't care if they backed out and I would finish the house and list it later or we have two others who will match it. Found out later the wife and realtor are commiserating about having to live with ******** and she apologized for my rudeness. mmi Posted March 13, 2022 Share Posted March 13, 2022 know what you are saying ,when I say $100 that means $99.99 t/nnn not $499.00 Absolutely hate dealing with RE,When we rehabbed in and out for EVERY transaction was $22K min for the BS,bottom line whether you spent another $1. there were then still 20 + hands out 30th of every month. Govt and cidiotes ,mandated that ,just because they could. Then the minimum, to pass codes was $60K. This stopped about 18 months ago here. The market is too competitive and sellers will just move on to the next buyer. Unless the repairs are pennies or you need the money out of the property asap I wouldnt fix it. On the appraisal piece what we have seen here is that sales are not contingent on one. If the house doesn't appraise the buyers need to put more down to make up the difference. It is a sellers market and has been. If you are selling a place maximize your return and minimize your stress. It sounds like you used a realtor to list it. Remind them they work for you and your wife. This deal was supposed to be so simple and fast the agent cut us a break. I was almost done with the house but had stopped due to the weather so just go over and pick up my tools sounded good to me. We had an offer, after some back and forth came to an agreement, then at the last minute the buyer threw in a request that WE pay HIM $1000 to cover his moving expenses. I was floored. I even asked the realtor if that was even a thing and he said "oh yes, its quite common", I certainly never heard of it. I wanted to tell the buyer to take an expletive flying leap but we, brother,sister and I, were kind of against the wall. The house had been listed for six months and it was late fall and we didn't want to sit on the house all winter. Me too,then the realtor would have lost the sale and he be singing a different tune.Thats the problem with realtors or shady ones they play the buyers side of the fence more often than the sellers whom are paying them.Realtors have a lawful, fiduciary relationship with the sellers and they need to know that you know it up front. They ALWAYS show up with some amount less than what was negotiated and try and wave it around like its take it or leave it and i should kiss their toes because they even showed up... I understand it’s not your problem if u made the deal as is for cash. A person has to be willing to give some . I would be sour also . Did they sign paperwork contingent that the house passes inspection knowing full well it wouldn’t. I would be very disappointed in the realtor.
